Dead trees on private property are the responsibility of the homeowner.
Removal of trees 6 inches or more in diameter require permission of the
Parks, Recreation & Environmental Services, Telephone number 281-210-3900.

The North Twin Villa Neighborhood Association may request homeowners remove
dead trees if they are endangering neighborhood property.

Investment Management Company (IMC) can provide the name of a tree removal company. IMC telephone number is 936-756-0032.

The association insurance policy includes coverage for, but is not limited
to, the exterior walls and roofs, as well as the interior walls, paint,
cabinets, built-in appliances, floor coverings, build-in lighting, ceiling
fans and window coverings. This policy has a $5,000 deductible. See the

Floor coverings are subject to depreciation.

The association insurance policy covers insurance losses but not what is
considered maintenance. For example, if a pipe were to burst inside your
unit, it is your responsibility to repair the pipe. If the pipe burst
resulted in water damage to your home, the water damage would be covered by

The association insurance policy does not include your personal property; an easy way to remember this is if you normally take it with you when you move, it is not covered under the association policy. It is up to you to insure that property.

Additionally, the association insurance policy includes flood insurance for all homeowners, but water damage as described above, would not be a type of claim for flood insurance.
